Home Information Packs (HIPs) - our service
 
We can provide a full or partial HIP (ie. with or without an EPC) on any residential property in the Bury St Edmunds area with an efficient and friendly service.  The documents to enable the property to be put on the market can normally be assembled in 2 - 3 working days, with the complete HIP normally available within 9 - 12 working days of placing the order (providing payment has been received).  We can accept payment by internet bank transfer, cheque, Google Checkout or cash.
 
Once a HIP has been ordered, its progress can be tracked online using the 'Track my HIP' navigation button on this website.
 
Part of the HIP comprises a Property Information Questionnaire and this can be easily filled in online using the 'PIQ' navigation button on this website.  The PIQ usually takes no more than about 20 minutes to complete.
 
As soon as we receive you order we will send you a confirmation email, and arrangements will be made to carry out the Energy Performance Certificate inspection (if required).  We will source the HIP as soon as payment has been received, and advise you of the reference number by email so that you can track the progress of the HIP online.

About Home Information Packs
 
It is now the law (since 6th April 2009) that a Home Information Pack (HIP) is required before most homes can be put on the market.  The HIP lets buyers see important information about the property at the start of the process, free of charge.  This means there is less chance of buyers becoming aware of any surprises at the end of the process.  The HIP can help reduce delays and extra expense to the buyer and seller.
 
The compulsory documents that make up a HIP are as follows:
 
  • Property Information Questionnaire (PIQ)
  • Home Information Pack Index
  • Energy Performance Certificate (EPC)
  • Sale statement
  • Evidence of title
  • Local Authority searches
  • Drainage and water searches
  • A copy of the lease (for leasehold properties)
Whilst a HIP must be made available on the first day of marketing, it does not need to be fully complete - providing the following documents are ready (known as a Lite, mini or interim HIP) then the property may be put on the market, with the condition that there must be evidence that the searches have been ordered.  A Lite HIP can normally be produced in about 2 - 3 working days.  A Lite HIP comprises:
 
  • Property Information Questionnaire
  • Energy Performance Certificate
  • Sale statement
  • Evidence of title
A fully complete HIP is normally available in about 7 - 10 working days from the date of the instruction and payment.
 
 
When is a HIP not required?
 
While most properties require a HIP, the following categories of property are exempted:
 
  • properties where there is no marketing, for example if you are selling to a member of your family
  • non-residential properties
  • properties limited by law to use as holiday accommodation or occupation for less than 11 months per year
  • mixed sales, for example a shop with a flat
  • sales of portfolios of properties, for example selling two properties together
  • properties not being sold with completely vacant possession, for example with a sitting tenant
  • unsafe properties and properties due to be demolished
  • properties sold through the 'Right to Buy', 'Right to Acquire' and 'Homebuy' ownership schemes
 
How long does a HIP last?
 
  • a minimum of one year
  • if your home is off the market at the end of the first year the documents in the HIP will have to be refreshed (effectively a new HIP) unless the property was off the market due to a sale which has fallen through
  • after one year, you have 28 days to put your home back on the market after an aborted sale
  • the HIP will last indefinitely if you do not take your home off the market
